Deposit
Have the first and last month's rent ready in a form of bank draft or certified cheque, which can easily be obtained at your financial institution.

Employment Confirmation
Please have a letter of employment ready for prospective landlords to review. In case of self employment, tenants need to provide tax or other documents with proof of income.

References
Most rental applications require previous residence landlord references. Please have you current or previous landlord's contact info ready before you start your search.

Credit Report
Makes sure you have an up to date credit report and be ready for landlords to preform credit checks of their own. There are many companies that provide quick credit reports online and by mail.

Standard realtor commission fee for listing a property for lease is one month’s rent+HST. Half of this commission is then paid to the cooperating brokerage/agent for bringing in their client/tenant.
